At Terra2, our goal is to be thoughtful neighbors, ensuring your comfort and safety while providing an exceptional guest experience. To achieve this, we have established House Rules and policies that complement the Occupancy Agreement you’ll sign when booking your stay. These guidelines are designed to enhance your overall experience with us, ensuring a memorable and enjoyable visit.

Important Note: These house rules enhance, but do not replace, the terms outlined in the Occupancy Agreement. In case of discrepancies, the Occupancy Agreement prevails unless the House Rules explicitly state otherwise.

Guest Responsibility: As the booking guest, it’s your responsibility to inform all other guests about the terms and conditions of the Occupancy Agreement and these House Rules. Ensuring everyone follows these rules is essential.

Rule Updates: Please note that our House Rules may change over time. The rules in effect during your check-in apply to your stay. We encourage you to review the most up-to-date rules upon arrival or request an updated copy if needed.

Zero Tolerance for Parties: Parties and unauthorized gatherings are strictly prohibited to maintain a peaceful environment. Violations may result in immediate removal, reservation cancellation, a $1,000 fine and other consequences as per the Occupancy Agreement.

Guest Limits: Each property has a maximum guest limit, including overnight guests and visitors. Adhere to your reservation’s guest count and seek approval for additional guests in advance, subject to possible fees.

Check-In/Check-Out: Check-in is at 4:00 PM, check-out at 11:00 AM. Early or late check-ins/outs are subject to availability.

Security Measures: We monitor property exteriors 24/7 and have contracted security teams to ensure a safe stay.

Cancellation Policy: We offer a full refund if canceled within 48 hours of booking, as long as it’s at least 14 days before check-in. Cancellations made 14 or more days before check-in receive a 50% refund. Cancellations less than 14 days before check-in and early departures are non-refundable.

No Smoking Policy: Indoor smoking or vaping is prohibited. Violations may result in removal, a $1,000 fine, and reservation cancellation. Smoking or vaping outside is permitted; please dispose of butts responsibly.

Parking Policy: Each house has a strict driveway car limit. Street parking is strictly prohibited without prior authorization from the host.

Pet Policy: Check the property page for pet rules, which may vary. Some homes allow one dog under 25 pounds, while others don’t permit pets. Additional fees and rules are in the Occupancy Agreement. Service animals are allowed as required by law.

We’re excited to have you as our guest and are committed to making your stay fantastic. To ensure your comfort and safety, please familiarize yourself with our House Rules and all Safety Guidelines provided.

I. Occupancy Agreement

Before confirming your reservation, you’ll be asked to sign our Occupancy Agreement. This document and any Safety Guidelines made available to you outline additional terms and conditions of your stay, including important rules and responsibilities. Take a moment to read it carefully, and if you have any questions, feel free to contact our team. Your agreement to these terms is a vital part of your reservation process and contributes to a positive and secure environment for all.

II. Property Care

We take pride in maintaining the quality and cleanliness of our properties. Here are some guidelines to help keep our properties in excellent condition:

  1. Arrival Condition

Prior to your arrival, our team conducts a thorough cleanliness inspection of the property. If you notice any concerns or discrepancies within one hour of arriving, please let us know promptly to avoid assuming responsibility for unreported issues.

  1. Maintenance and Damage

While we make every effort to keep our properties in top shape, occasional issues may arise. If you encounter any damage during your stay, please inform us immediately. Guests are responsible for any damage, including that caused by their guests.

  1. Trash Disposal, Cleaning and Departure

We’ve included a separate cleaning fee to minimize your cleaning responsibilities. However, please tidy up before your departure by disposing of garbage in the appropriate bins, avoiding leaving a substantial number of dirty dishes in the sink, locking all doors, and leaving the property in a safe and reasonable condition. The Occupants shall dispose of all waste material generated during the Term under the as directed and under the direction of Terra2.

III. Short-Term Rental Policies

  1. Security and No-Smoking Policy
      • Security Policy: Your safety is paramount. We’ve implemented measures like 24/7 exterior property cameras and Minut sound monitoring devices to maintain a safe and comfortable environment for all.
      • No-Smoking Policy: To ensure a clean and healthy environment, smoking indoors is strictly prohibited. We do provide designated outdoor smoking areas, so please dispose of smoking-related litter responsibly. You may be subject to a fine and/or liquidated damages for violating this policy, as set forth in the Occupancy Agreement.
  1. Quiet Hours and Party Policy
      • Quiet Hours: To maintain a peaceful atmosphere, quiet hours are enforced from 9:00 PM to 8:00 AM.
      • ZERO TOLERANCE FOR PARTIES: We strictly prohibit parties or unauthorized gatherings to maintain a peaceful environment. For clarity, a “party” or “unauthorized gathering” is defined as any assembly of individuals beyond the number of registered guests or any gathering involving activities such as loud music, excessive noise, triggering of our sound monitoring devices, or disruptive behavior. Violations of this policy may result in the actions and consequences, as set forth in the Occupancy Agreement.
      • Financial Penalty for Violation: Guests found to be in violation of our party policy will be subject to a $1,000 fine. This fine is imposed to deter unauthorized gatherings and to cover additional costs incurred by such violations. 
  1. Guest Limit and Pets Policy
      • Guest Limit Policy: To ensure the safety, comfort, and enjoyment of all guests and our neighbors, each property has a specified maximum guest limit, including both overnight guests and visitors. When making a reservation, you must specify the number of guests who will be staying at the property. Throughout your stay, you are required to adhere to this guest count as stated in your original reservation. If you plan to have additional guests, you must request prior written approval from us, and we will consider such requests on a case-by-case basis. Please be aware that additional guests may be charged subject to a fee, and approval is not guaranteed.
      • Pets Policy: Please check the property page you are interested in for specific pet allowances, as rules may vary. Some homes allow pets, generally limited to one dog under 25 pounds, while others do not. Additional pet fees and rules can be found in the Occupancy Agreement. Properly documented service animals are allowed in accordance with applicable laws. Thank you for your cooperation in adhering to our pet policy.
  1. Age Verification, Minimum Night Stay, and Parking Policy
      • Age Verification and Deposit: Guests must be at least 25 years old to book a property with us. We may request a deposit to secure your reservation.
      • Minimum Night Stay Policy: The minimum night stay policy varies by season and is typically either 2 or 3 nights. Check the property page for specific details regarding your booking.
      • Parking Policy: Please be aware that each house enforces a strict limit on the number of cars allowed to park in the driveway. In most cases, street parking is not permitted unless you have received authorization from the host. To prevent any inconveniences, please make sure to comply with the property-specific parking rules.
  1. Check-In and Check-Out, Payment, and Cancellation Policy
      • Check-In and Check-Out Policy: Our standard check-in time is at 4:00 PM, but if you need an early check-in, feel free to inquire with your host. Please note that early check-in is subject to availability and the schedule of our cleaning staff. For check-out, our standard time is at 11:00 AM. If you’d like to request a late check-out, please inquire with your host.
      • Payment Policy: We accept major credit cards. When making a reservation, you’ll be required to pay half of the booking cost upfront, with the remainder due 45 days before your check-in date. If your check-in date is within 45 days, full payment is required at the time of booking.
      • Cancellation Policy: Our cancellation policy is designed to provide transparency and fairness for all guests. Please familiarize yourself with the following:
          • Cancellation within 48 Hours of Booking for Full Refund: Guests are eligible for a full refund if they cancel within 48 hours of booking. This full refund only applies if the cancellation occurs at least 14 days before the scheduled check-in date.
          • Cancellation 14 or More Days Before Check-In: If guests cancel their reservation 14 or more days before check-in but not within the initial 48 hours of booking, they will be refunded 50% of the total booking cost for all nights. This policy applies regardless of the duration of the booking or the reasons for cancellation.
          • Cancellation Less Than 14 Days Before Check-In: Guests who cancel less than 14 days before check-in are not eligible for a refund. In such cases, the full amount for all booked nights will be charged. This policy reflects the limited opportunity to rebook the property on short notice.
          • Early departures are non-refundable. 
          • We strongly recommend considering travel insurance to safeguard against unforeseen changes to your plans.
  1. Enforcement and Responsibility for Damages
        • Enforcement: Non-compliance with our rules may involve our contracted security teams and potential police involvement.
        • Responsibility for Damages: Guests are responsible for any damages caused during their stay

IV. Safety and Enjoyment Guidelines

  1. General Use of Our Properties and Amenities
      • We welcome our guests to enjoy the diverse amenities available across our various properties, including indoor pools, hot tubs, saunas, fire pits, and various recreational facilities.
      • We kindly ask all guests to be mindful and exercise caution when using these amenities, especially when children are present.
  2. Owner’s Liability/Guest Responsibility
      • Guests and their visitors understand and agree to hold Terra2 harmless from any claims related to personal injury, property damage, or loss stemming from the use of the premises, regardless of the nature of the incident.
      • We advise guests to consider securing comprehensive insurance coverage for personal property and injuries, as Terra2’s insurance may not cover such incidents.
  3. Acknowledging Inherent Risks
      • Guests acknowledge the inherent risks associated with specific amenities like hot tubs, saunas, pools, basketball courts, fire pits, fireplaces, exercise equipment, gaming rooms, and other recreational features on the premises.
      • Guests willingly accept these associated risks.
  4. Responsible Property Use
      • Guests commit to using the property and its facilities responsibly, in adherence to local laws and regulations.
  5. Reporting Incidents
      • Guests are encouraged to promptly report any accidents or incidents related to the use of amenities or the property in general to Terra2 for immediate assistance.
  6. Supervision of Minors
      • To ensure the safety of minors, we require adult supervision whenever they utilize the property and its amenities.

By choosing to stay with us and making the most of our amenities and property, both guests and their visitors affirm their understanding and dedication to these safety guidelines. Failure to adhere to these guidelines may result in removal from the property without refund. Your safety and enjoyment during your stay are our top priorities, and we greatly appreciate your cooperation in creating a secure and delightful experience.

V. Guest Reviews and Feedback

In the spirit of open communication and problem resolution, we ask that our guests refrain from making disparaging comments or negative reviews about Terra2 Vacation Rentals, LLC on any online review sites or platforms. We believe in addressing any concerns internally, and we are dedicated to resolving any issues to your satisfaction. We understand that issues can occasionally arise during your stay, and we are here to address them promptly. If for any reason you feel your experience falls short of a 5-star rating, we kindly request that you reach out to our team during your stay to allow us the opportunity to make it right. Your satisfaction is our top priority.
